Por mais estranha que essa frase possa parecer, é importante que você entenda o que está por trás dela. Acompanha meu raciocínio.
De forma didática, vamos usar como exemplo as profissões mais tradicionais e bem quistas pela sociedade: engenheiro, médico e advogado.
Qual é o caminho a ser seguido para se tornar um desses profissionais?
Primeiro a pessoa decide qual graduação fazer, depois estuda anos na faculdade para posteriormente se especializar e trabalhar na área que lhe interessar. Anos de teoria até chegar na prática, isso após tomar a decisão de qual curso seguir.
Agora vamos voltar à nossa realidade, do aluguel de temporada. Me responde a seguinte pergunta:
🤔 Como o seu caminho e as locações por temporada se cruzaram?
Se você não está nos casos de exceção, provavelmente surgiu a oportunidade de administrar um imóvel de algum parente, amigo, vizinho ou até mesmo seu, após a saída de um inquilino, por exemplo.
👉 Você não esperava isso acontecer e de repente, chegou até você essa chance.
Apesar de conhecer pouco sobre o negócio em si, você já havia escutado falar no tal do “Airbnb” e começou a se questionar se essa nova forma de hospedar pessoas não poderia dar certo com a acomodação que apareceu para você administrar.

O aprendizado é na prática
Se você se identificou com esse breve relato, saiba que você e grande parte dos anfitriões têm isso em comum. O aluguel de temporada te escolheu, ao contrário das profissões tradicionais que são escolhidas por quem quer segui-las.
Onde eu quero chegar com isso? Você poderia se perguntar nessa hora.
É o seguinte: Profissões que eu, você ou quem quer que seja escolhido atua, tem uma característica em comum: o aprendizado é na prática.
Não tem teoria, não tem “se” e não tem borracha. Não existe preparação.
Tem execução, tomada de decisão, tempo e dinheiro em jogo. É pra valer.
“Henrique, mas isso é ruim?”
– Não necessariamente.
“Então é bom?”
– Também não é possível afirmar.
O que está por trás é o seguinte:

O anfitrião paga com o tempo que está dedicando em todas as atividades e responsabilidades: desde a faxina e manutenção no imóvel, passando pelo relacionamento com os clientes até o gerenciamento do anúncio e precificação.
Não são poucas as atribuições dessa profissão que chamamos de anfitrião. Principalmente no início que o orçamento é apertado e muitas vezes optamos por fazer a limpeza do imóvel com nossas próprias mãos.
Isso sem contar que, provavelmente, o anfitrião de primeira viagem não é a ocupação principal da maioria das pessoas pois como ainda não se sabe do potencial do negócio, é muito arriscado apostar as fichas nessa nova atividade, pelo menos a princípio.
Vamos tentar resumir em tópicos as principais características de quem está começando no aluguel de temporada:
- Começou sem experiência e sem conhecimento prévio sobre o negócio.
- Possui outra ocupação portanto não pode dedicar tempo integral às locações .
- Assume todas as atividades e responsabilidade que o aluguel de temporada demanda.
- Demora para ver os resultados chegarem (afinal de contas não estudou sobre o assunto).
- Desconhece o potencial de faturamento da acomodação, da região e da locação por temporada
O que você acha que é mais provável que aconteça?
Duas palavras vêm em minha cabeça:
1. Sobrecarregado(a)
Pelo fato do anfitrião ser responsável por todas as tarefas: realizar a limpeza da acomodação, deixar a manutenção em dia, fazer inventários com frequência da amenidades, lavar roupas de cama e banho, receber os hóspedes, criar e atualizar o anúncio, fotografar o imóvel, precificar as diárias, ficar sob aviso durante a estadia para garantir que tudo vai correr bem e por aí vai.
Fala a verdade, da preguiça só de ler tanta coisa que é preciso fazer. E olha que eu fui econômico nos exemplos, poderia escrever mais linhas a respeito.
Não é difícil imaginar que com tanta tarefa sob responsabilidade de uma pessoa que tem essa ocupação como secundária e ainda por cima não está tendo resultado nem próximo de uma expectativa preliminar criada, se sentir sobrecarregado é questão de tempo. Pode ser alguns meses ou anos.

2. Desmotivado(a)
Uma coisa leva à outra.
Como uma pessoa que não está tendo resultado, cheio de trabalho vai ficar animado ou com força de vontade para fazer acontecer?
É muito difícil.
O baixo resultado, a sobrecarga de trabalho e a falta de expectativa de melhora no futuro é a combinação perfeita para esse sentimento.
O grande problema é que agora o que virou questão de (pouco) tempo é mais grave, sabe a próxima decisão a ser tomada?
Desistir.
Para piorar, o que parte meu coração de vez é que muitas acomodações administradas por pessoas que desistem ou cogitam desistir do aluguel de temporada são imóveis com enorme potencial de faturamento.
E se o “problema” não está na acomodação, adivinha o que pode ser feito para mudar essa situação?

Sei que para alguns pode parecer óbvio, mas acredito que a maioria ainda não entendeu isso e prefere tentar pelas próprias pensar através do método tentativa e erro, onde um acerto costuma custar caro, vindo após muitos erros.
Além disso, outro argumento que tenho é de um aprendizado mais recente: O óbvio precisa ser dito.
