O tema de hoje é praticamente um tabu para a maior parte dos anfitriões: reservas na Booking.
Vou compartilhar com você uma dúvida que recebi quando abri uma caixinha de perguntas no Instagram. E, claro, te ajudar a desvendar o que está por trás desta plataforma.
“Quais são os pontos chaves para ter sucesso na booking?”
Confesso que quando recebo perguntas desse tipo tenho receio sobre a expectativa da pessoa. Será que ela quer receber uma resposta que vai resolver o problema da noite por dia?
Lamento informar, mas não existe fórmula mágica, receita de bolo e nada disso.
Se assim como eu, você acredita que resultados expressivos vêm com o médio/longo vou te ajudar de duas formas. Primeiro com os 3 passos que considero fundamentais para alavancar na Booking e a outra forma é mais profunda, já vou te explicar como.
O jogo da plataforma
O passo número 1 é o que eu chamo de “jogo da plataforma”. A Booking é uma empresa com um forte DNA em negócios. È extremamente focada em crescer a cada ano e entregar resultado cada vez maiores para seus acionistas. Para isso, está constantemente atualizando configurações da sua plataforma e lançando novas funcionalidades.
Portanto, se você quer converter reservas e faturar alto nessa plataforma, recomendo que jogue o jogo da Booking. Faz parte do jogo da Booking o anúncio da sua hospedagem aderir ações de incentivo, campanhas, promoções e ofertas da plataforma, dentre outras opções.
São essas hospedagens que a Booking considera como parceiras e consequentemente dá mais projeção e destaque ao anúncio, porém aqui você precisa ter um grande cuidado: Atenção com o acúmulo de desconto daquilo que você aderir. Inclusive recomendo aos meus alunos que cobrem uma diária mais alta do que estão acostumados a praticar para não serem pegos de surpresa com o valor final da reserva. É o que eu chamo de compensação, muitos anfitriões e gestores de hospedagens cobram uma diária muito maior e isso acaba com a competitividade de suas acomodações na plataforma. Mais um erro clássico com reservas na Booking.
Reservas geram reservas na Booking
O segundo ponto é o que eu gosto de chamar de “reserva gera reserva”.
Voltando ao assunto que resultados mais expressivos vem com o médio/longo prazo, se você deseja que a Booking se torne um grande canal de reservas para a sua hospedagem, vou te dizer exatamente o que fazer.
Nas primeiras cinco, dez, vinte reservas, não foque no valor que você irá receber. As primeiras reservas são para a plataforma, ou melhor, para o algoritmo entender que sua hospedagem ou imóvel por temporada é bom e que os hóspedes saem satisfeitos de lá. Outro ponto: Não deixe as avaliações dessas reservas passarem em branco pois isso acelera seus resultados na plataforma e o anúncio fica mais atrativo.
Importante você saber disso, uma reserva tem pelo menos 3 impactos: faturamento, algoritmo e avaliações. Mas isso é tema para outro e-mail (me responde esse e-mail dizendo se você gostaria de ler sobre esse assunto).
É o que eu falo: Abrir mão do curto prazo para colher os melhores frutos no médio/longo. afinal de contas toda árvore começa do tamanho de uma semente que cabe na palma da sua mão.
Restrições
O terceiro e último ponto é sobre o que eu chamo de restrições.
Restrições são apenas uma das várias configurações de um anúncio que só dependem da gente (podemos atualizá-las quando quisermos) e tem um grande impacto na performance de nossas acomodações nas plataformas. Títulos, fotos, disponibilização de calendários, regras, políticas de cancelamento, preço e descrição são outros exemplos de configurações.
Quanto mais restrição você coloca no anúncio, menos visibilidade ele tem, portanto menos possibilidade de conseguir reserva e por aí vai. Se você não consegue converter reservas, o algoritmo da plataforma entende que seu anúncio não é bom. Com isso, cada vez mais vai tirando a visibilidade dele o que vai tornando sua vida cada vez mais difícil.
Se antes eu falei que “reserva gera reserva”, aqui a grande lição é que não conseguir reservas gera estagnação, seu anúncio entra em um ciclo vicioso e vai caindo de página em página na plataforma, até torná-lo um anúncio fantasma.
Existem pelo menos quatro restrições, mas uma que atrapalha muito anfitriões e gestores de hospedagem a engrenarem na Booking é a quantidade mínima de diárias aceitas. A grande sacada aqui é aceitar poucas diárias, mas cobrando valores maiores nesses casos, imagina o hóspede pagar o mesmo valor que pagaria em três diárias mas ficando hospedado somente duas (sem que ele saiba disso), que tal?
Isso não só é possível como tem nome: Planos de tarifas. É o quarto pilar da estratégia de precificação, mas não é o momento de falar sobre ele (nessa publicação do Instagram do MiCasaSuCasa te explico na prática como montar um plano de tarifa).
